If you could choose the location of a new indoor range, where would it be and why?  Yes, considering this as my next investment venture.  Just cant decide where the best place would be.

Rabbit, yes, I'd consider investment partners if the situation is right.  It also depends on if investment partners are active owners of the range or just investors regarding use of the range, etc.  If you're seriously interested, PM me.

There's a ton of available commercial space in the Bear/Glasgow area. You could build it in an empty warehouse on 896 north of 40, and have easy access from Middletown and I-95. It would attract college students, Marylanders, locals, and people passing through on the Interstate.

Its actually easier to build it yourself rather than retrofit a huge warehouse with all of the air exchange requirements.  We're also not looking to rent anywhere, when you rent, changes and improvements are lost if / when you leave that location.  Due to the expense, it will be more feasible to purchase land and build.  Right now we have a bunch of things to consider : i.e., county permits for a range, the public "I dont want a shooting range right next to my house", etc. 

I wish I could say this is an overnight operation, but it's not.  I'll keep you posted with the progress we make.  As for anyone who is interested in getting in on it, the only way that will happen is with a decent amount of cash. Of course, once we're open we'll gladly take your app for employment -- which will hopefully have a substantial savings on things like ammo, etc.  We havent ironed out all the details of what we'll offer or not offer.

There should still be room to build back in the Pencader Corporate complex. It's far enough away from houses, and the zoning should be appropriate. Their vacancy rate is huge, so the owners would be thrilled to sell a plot of land.
Empty land on the north side of US 40, between Pleasant Valley Road and DE 896, backs up to Pencader Corporate. (I don't know if you want to deal with the access issues of building a parking lot on a state-maintained US highway, despite the increased visibility). If you do build there, you may not want to be directly across from People's Plaza, but there is plenty of space to the west of its US 40 exit.

That area is only 4 or 5 miles from our house. My wife and I would like to be members #1 and #2. If you build it, we will come...

OldGray, I'm a realtor so trust me, I'm looking.  There's also specific language in some of the deeds of property that we feel would be PERFECT! that prevent us from building there. 

We're working on it. I want this worse than any of you! Smiley

So If so you should know about all the restrictions and all the air codes and how much It would cost $$$ I would say you would be lucky If you could build one for $1,000,000.00 per slot/pit/bench and even at that price I think that you would come up short.

I belong to the Bridgeville rifle and pistol club/range way down here In Sussex county and we have a pretty good membership and at one time they started to build an Indoor range, but stopped for some reason, I think this was onlt for 22 rim fire??? and they never finished It??? Everything else Is out doors. But like I said It's fun to dream.
